"Nothing wrong with this new build block with a very wide street frontage. It sits down a tad on the street but that factor alone wouldn't stop me buying it. The big question I would work with - is this a $2.2m to $2.5m street once you finished. Two years ago - no way - but this part of Surrey Hills is getting stronger and stronger relative to other precincts as is across the main road in Balwyn. Demand and supply is saying over $2m is OK if you have a long term view; not sure if short term speculators eg under 5 years would say potential reward balances the risk."
