An A+ position within walking distance to just about everything you need on High Street is a great fundamental to underpin this period-replica home.

Chomley Street can be a cut through at times and being narrow it can become tight. However, weigh this up against the close proximity to High Street and the added bonus of front and rear car access and I think many buyers will see value here.

A decent floorplan and build quality are positives, although the single living area will probably suit certain family configurations more than others. The backyard area is probably better for smaller kids too, however the grassed area might be able to be increased at the expense of the deck. Can a rear carport/garage be installed (STCA)? If so this is another big tick.

New families, young professionals and possibly even empty-nesters might be talking a close look at this one, and there were certainly a lot of groups at the inspection I attended from all buyer profiles. I have been watching the quote creep up on this one as the campaign progresses. While not surprising given the excellent position, the true value of this home might be hard to put a finger on if buyers don't do some solid research. With the apparent strong interest in this property, is your real competition the other bidders, or now the vendor? It feels like the way the first bid at this auction is made will make a lot of difference.
