This is a home which is not easy to reject on first glance - unless you don’t like a Church being across the road and the parking issues and foot traffic commotion this will inevitably bring.

This small home has a good looking façade, good looking interior, good north orientation and good land width. What it doesn't have is parking and although this is not unusual in this precinct, the effects on daily convenience and security will be exacerbated by the Church and a busy local through road a few doors down. Buyers should also understand the potential difference in long-term growth of a home without car access as compared to another with car access.

Once inside the home - and the steps up to the front door will deter some downsizers - the pleasant surprise is this renovated home has above average sized bedrooms and bathroom for its type. The rear living area is a minor disappointment as the doors are not full height (and there is no west window) and so this area is not filled with the north light but this seems an easy fix. The remainder of the home is light filled - it's single level with skylights and the distance between the next home on the west, means all the windows in the bedrooms and study get afternoon light.

As I was taking notes in the backyard, I heard a train go by and it was Ok. The tracks are below ground but each person should make their own enquiries around the timetable and how they feel about the noise.

Which buyer profile will it attract? Younger people who grew up in the area, couples of all ages, smaller families (with either very young child/children or with a teenager/adolescent still living at home due to their studies and Investors - according the agent appraisal letter, the expected weekly rent is $850 - $900.

All in all this is a move in ready home walking distance to shops and transport (at Toorak Rd, Chapel St and Hawksburn Village) which has 3 bedrooms and a study offering flexibility now and extra land width offering flexibity to value add later so  - it is one which will be seriously considered by active buyers.
