Well, these sorts of homes often have a quiet public persona at the time of selling but the current owners here have chosen a contrasting high profile method of sale, agent and marketing schedule on the thinking that if you've got it, flaunt it. 

And for what it is, there is no question 9 Barnard has got it. 

In fact, what could one reasonably say about a home that by almost all measures has everything a well-to-do family would want. 

The agent descriptions can be taken as accurate although you could add in the views as being extra special - you could make a comment about outside noise from the freeway - mention a tennis court that is slightly isolated from any viewing facility and a landsize that possibly you would want a little more, so as to include a more substantial and possibly contemplative garden. 

Build quality - proportions - flow - light - garaging are all well above average and have all stood the test of time - meaning at around 15 years old, any honeymoon gloss on a building would have faded - so what you feel and see here is actually real and therefore unlikely to date. This is long term good bones, rather than short term wow.

As simply as it seems there are only two questions;

Do I like it enough to meet the sellers ask?

Would anybody else answer that question in the affirmative?

Land at $8000 per sqm says $11m and at $10,000 per sqm it says nearly $14m.

Do you see value of the building  between $3m and $6m - that's a wide gap and anybody could make a case for that. 

So the maths says $14m low to $20m strong and coincidentally the agent ask is in the middle. How is the market and What has sold recently at this level - I can think of two properties that tried to.

A home worthy of a walk through and yes, it feels like it is a home.
