Updated original double-fronted timber Victorian, which offers a practical floor plan and prized car garaging. Aside from needing a cosmetic renovation and some rooms being a little tight; it really is hard to fault this property. Frontage is generous and importantly the house is located on the southern side, meaning that access to natural sun is maximised and all living areas have north facing windows. Rear living area is a nice plus and can either be part of or closed-off from the main informal area, which is clever. Backyard is a reasonable size yet possibly could be more useable, if some landscaping is removed. The location is all about convenience and that should underpin value; Edgevale Road does carry some traffic yet it is walking distance to Carey, Ruyton, MLC et al, Kellett Reserve, Cotham Road tram and Glenferrie Road shops. All-in-all this is a very good property and one which should attract strong interest.
