8 Finch Street Malvern East is fringe Gascoigne meaning on the edge of the Gascoigne down the Caulfield ends, opposite a church.
Let’s start with position.
The position I know very well as we’ve bought in all these streets around here and we love the general area, love the general position. The question is, is this too close to the main road and any future main road developments - the shops will eventually be developed as Monash grows?
For me the position is OK (but it is still a B location), I feel comfortable but as you're opposite a church, just down from the reception centre and not too far off Dandenong Road… then maybe this is not the part of the Gascoigne you want to be in.
So if the position is not ideal then at this price point we would suggest a pass and buy more into the centre of the Gascoigne estate.
However the buyer of this home will be a home buyer first and foremost, as this is a brilliant building - it is really all about the house.
I love it - this house gives you that 1900s sort of feel with 21st century finishes. I love the little nooks and crannies.Those nooks and crannies are the multiple studies, the bedrooms - they are all off in areas, you have little compartments - but they are not pokey they are beautiful.
However please, its not in anyway a rambling sort of home. It has the grand spaces a classic home has - eg the living areas.
Imagine sitting in the office on the ground floor at the home looking out on the road which is something the agent pointed out to us and I really agree with her.
The quality of master bedroom and other bedrooms works for me.The way the whole rear area has been renovated to bring in the morning light, then out into the pool and a nice garage – plenty of car parking – it’s quite a big block.
Yes the home sits on the north side of the and ideally would sit on the south for light - but it doesn't
This is a classic home anywhere in Malvern East, Toorak, Armadale, Hawthorn – this is one of “The” homes.
So, the home itself is no problems in my opinion (of course subject to a pest and building inspection).
The question is, is the position alright? and then it comes down to price in this position.
I know the quote is set up to be in the $5ms and because of the position it may end up there, but I would be surprised.
It's the quality of the home, the feeling of the home and what it actually gives you – I REALLY like this property, the questions are how many others do and at what level? It feels somewhere between $4.5m and possibly closer to $4.5m than anywhere over $5m.
