This home is quite good for what it is - a basic period home of three-quarter size, with renovation flexibility. What makes this property worth considering is the easy car access and garaging (not often found in this pocket of Armadale) and the parks at the end of the street.  Although not within walking distance of the popular High St shopping precinct, it is just metres to the tram-line and in close proximity to Toorak and Armadale train stations. The convenience of this position would appeal to a younger couple or young family as a stepping-stone home into Armadale, or possibly to an older couple wanting to scale-down but not yet needing a lock-and-leave option. Although the home is dated and the landscaping is tired, the space around the home affords improvement options as well as light into the home. There is scope to renovate (rather than extend) within the confines of the existing building, thereby appealing to less experienced renovators and involving less cost. The kitchen/family area could be opened up and more storage created by moving the kitchen and laundry back into the current laundry and bathroom areas. A master bedroom with ensuite and WIR and perhaps a study nook could be created in the northerly rooms. And the rooms on the south side could become two kids' bedrooms. This would leave a reduced central bathroom for easy access from the kids' bedrooms or by guests. With two street frontages, new landscaping should balance the current exposed feeling on the south boundary in particular and lift the street appeal of this Victorian home. With single-fronters lining the neighbouring streets, the recent sale of another double-fronter (also on a corner) at 6 Mount Pleasant Grove is of note - it was a smaller home on smaller land (353 sqm) needing a major renovation and sold a week after passing in at auction (with two bidders) for just over $1.2m.  Although this property requires work, it is possible to create here an attractive home with a practical lifestyle - making it suitable as a 5-10 year option for a family with younger children.

8 Ashleigh is the sort of home that could be lived in while you either saved or thought about what you could do to improve. It has the 3P's (price, property and position) for a good long term home and the land around the home means you have some flexibility with renovation options (eg bigger rear living, en suite and possible additional bedroom) - which is a big plus for a smaller inner city home. The park nearby is a plus for very young kids or if you are a professional single or couple it could appeal as you are very close to the CBD and train and High st for not a lot of money (relative to others). And if you are retirees, while its not and will never be a lock and leave it is a good alternative for those a little older but still wanting to be active as you have off street parking and garden. Not necessarily an inspiring home, but a practical one to last you through the ages, should you choose.
