There were heaps of people going through the open for inspection when we first looked at 74 Union St Armadale, so the marketing has certainly worked. The location is close to everything. As a modern home, it is a slight rarity in the area due to Council overlays, but it does look pretty good from the street, despite being a basic box format façade, and it shouldn't date as badly as others, which shows the power of classy design. The block is south-facing (a difficult issue to overcome) but has been overcome well, as we point out below. Parking for Armadale is good, but for this price bracket is probably borderline, maybe even below, and that may turn some buyers off. As you enter the home it is a little tight into the glass stairs, but our impression quickly moved from Mmmmm to Wow. The rear floorplan is what really does it for us - it is very interesting and evocative as you go through. Through good design, you have excellent flow and light and a feeling of being in a good space. Which is No. 74's selling points all in one place. It even has a good feeling as you look back into the home from the yard. The laundry and kitchen are in the right spots. The master at the front also has a good feel. This is a simple classic design and for what it actually is - a one and half fronter, on a tight, south-facing block - it is a great result. You have one of the best in the business selling it, so come auction day (if it lasts that long) there should be strong competition at market value.
