This is a home with a really good quality floorplan in an excellent location. It is in a quiet cul de sac and is walking distance to beach, rail, Bay and Church St shops and schools. The home itself is three years old, with a northerly rear orientation to bring in winter light and warmth. Good street presence, garaging and entrance are pluses, as is the flexibility of the home. With the choice of master bedroom downstairs or up, there is an option to be close to the kids in early years and separated in later years. Multiple living areas are another plus, and the position of the work areas, such as the kitchen and laundry, coming off the garage, is well thought out. The main concern for me is the land size and the size of the backyard. This is sub-par for the area, for the price point and for the type of home. However, if a pool is not important and a low maintenance rear area is more desirable, then this is not a problem. What will the home look like in 10 years? Well, it will date a bit. But it will still have the excellent floor plan that is there now. And it will still be in one of Brighton's premier but still affordable locations.
