This fully renovated and extended Victorian cottage has great Wow factor. It’s stylish inside and out, and its emotional appeal will likely override some of its practical issues. Although it is single-fronted, the extra width at the front has allowed for a second garden area (primarily for adults due to its exposure) and it also has extra land on the south east corner, allowing for the addition of a three-bedroom wing separate from the master suite. The key questions therefore, are which market segment will it appeal to and will buyers adapt their lifestyle requirements to suit this home? Being single-level and close to transport, it may appeal to a downsizer couple. As well, while it is a four bedroom home, it is not quite sized for an older family, with smaller rooms and lacking the usual open plan kitchen/family area. The paved courtyard contains a plunge pool and the only off-street parking spot is not undercover which is inconvenient for families with younger children. The style and presentation of this period home however is powerful. It feels fresh, warm and modern. It does have two living areas, a study and two outdoor areas with multiple indoor/oudoor connection points. The facade is pretty and painted in popular white, as are the internal timber shutters which always attract interest. The interior colours are warm and inviting and actually draw you into each room. The highlight for me is the Master bedroom suite with its fireplace and the French doors opening onto the veranda-covered wrap-around deck. This overlooks a classically landscaped garden reminiscent of formal Italian gardens. It feels simply exquisite or am I just being a romantic? On the whole then, should this be considered a lower-maintenance home? Or, in trying to be all things to all people, has this home achieved that flexibility?
