Entry level home in a good central Malvern/Glen Iris location without all the bells and whistles of a fully renovated period blockbuster, but hopefully at a price that will allow some change to do what you want to do after purchase, such as ensuite - which depending on your wishes could be put in relatively easily.

The home itself presents well as is - yes its south facing rear - but if you are keeping it single level - eg you are a smaller family, then that is not a real issue.

It's quaint - has a good garden courtesy of a good land size and will have interest simply because of location versus land versus price point.

As they tried to sell this before hand a pre auction play may well hit the mark - but that really depends on you and the seller's desire/need for public vindication on price.
