Comments on 56 Kerferd Street MALVERN EAST

If you are looking for a grand Gascoigne family home, then this (as opposed to a few in Finch and Manning) is the one I would buy.

In fact, it's only the orientation which compromises the winter light and warmth that stops me from saying this is as near to Gascoigne perfection as you can get.

It's big well, built and big and classy and big, big, did I say big? The main advertising photo inside shows the size well and yes... it's "good big".

From the façade and front we lead with beautiful flow - the width of everything from hallways to stairs means you could have the local U18 football team sleeping over and apart from the extra washing - you wouldn't notice them.

Everything fits - everything flows - from the kitchen to the ..... hey, just follow the floor plan. So, you park your car and the bloke walks through to his workshop - the lady in with kids, via a "mudroom" and groceries into the pantry - why didn't the guy lift them in, where is his chivalry? Anyway, children are bursting up and out and into the home - some settling on the lounge at the rear and others upstairs and to study. Where's wally - down to play video games in the cinema. Considering how busy you are - in your workshop - suddenly you remembered your married and "darling I'll meet you in the cabana for a pre-dinner champers" you shout.

This is a great big and very good - emphasis on all words - and it's a home.

Yes, it's built for the sale, common - but well-built for sale, which is not so common.

Do I need to go into the Gascoigne - one of Melbourne's most protected areas against development - Central Park carols at Xmas - great coffee and tram and schools. No, don't need to; ok I won't then.

What about price - 81 just sold, this some would argue is better, next door looks like it will be ok (but needs checking), the agent is actually an underrated one, John gets good prices in the Gascoigne - on the other hand, the market is a little fickle at present and this is a big, big home perhaps not for everybody.

BUT the strongest market right now is A-Graders at the Top End and this is it - so putting your hand up and expecting a doddle in the low 5m's is not how I read the play.
