History shows that growing families with a budget at around the $2 million mark who want to live in Hawthorn, come here: the Urquhart Estate. Why? Well the position is close to Glenferrie Road and to most local schools, block sizes are reasonable and the houses themselves are generally in reasonable order. The main weakness here is the position of the kitchen, but that could be changed and the flow improved. Importantly, this has got the volume a family needs, and the car access is also not too bad. A price of $2 million or thereabouts seems reasonable to me. With some basic tweaks, such as relocating the kitchen, updating the finishes and perhaps extending the rear living area, this could be a great home.
