This is your Grace Park, your Hawthorn, your Melbourne period classic?

Don't agree? Then please tell me the fault.

Position: Its Grace Park - one of Hawthorn's 3 premier precincts - the most centrally located and all amenities are within comfortable walking distance - as well train, tram or walk to some of the finest schools.

What's happening to neighbour to the East? Needs some investigation - I don't see it as a deal breaker, merely a question.

Property: Big wide block, well-positioned home, north orientation, on the crest of the street - did I leave out any superlatives?

The home is a classic - proportions, spaces, feel, upstairs and downstairs is everything you would see in only the best of the best. This is a home that will leave an impression on you and then some. Upstairs laundry and drying balcony is an indication of the thought that went into this renovation - a skilled one on all fronts.

Price: If there is a concern then it lies in this area - how many will you have to beat to be victorious and your competitors will be local and expats and that in itself (strong locals) will confirm its absolute blue-ribbon quality.
