This is an attractive period home that has a good feel internally, some WOW factor and will appeal to buyers who want a home that is secure and located well for amenities and public transport.

In terms of location there is good access to High Street shops and the tram, and Hawksburn Village is a 10 minute walk which is a plus for demand given its popularity. There are however a few blocks of flats in this street which could create some additional traffic and some buyers may not appreciate the aesthetic they create.

Moving into the home and walking from front-to-back gives an impression of a good quality renovation, and the front rooms are well sized although the position of the study is a little puzzling. This may be some scope to reconfigure the floorplan to make it more functional to better connect the ensuite with the main and potentially add in a walk in robe.

The rear of the home features the standout family room, which has a pleasant atmosphere and has been designed to take advantage of the north light. The kitchen is small however, and does not offer the modern open floorplan style with a good kitchen/meals room connection. Larger families may need to sacrifice part of the living or family room if a larger meals area is needed.

Additional stairs leading down to the family room won't be perfect for families with very young children until they are able to navigate them confidently, however older families, and downsizers who can handle a few steps will be able to live comfortably here.

Overall this home should generate some good interest given the presentation and the style which is attractive, however the practicalities will need to be looked at closely for particular buyers if they need a more modern floorplan.
