If you were driving by, this could well pass for an original period home in the Gascoigne Estate. Inside it also feels like a subdued renovation of a period home with a warm feel - a pleasant surprise. The question then becomes how the market will view a new build, albeit one sympathetic to the precinct style, when it comes to price.

This home provides good long-term flexibility, making it suitable for a growing family, as well as a family with teenagers, in a highly regarded location. The floorplan offers separation and choice in how to use the many spaces and they are mostly of good proportions. The standard-sized kitchen works but without a butler's pantry it does not quite befit the remainder of the home. A concern for families with very young children may be the steps down from the deck to the backyard as this limits visibility from the kitchen/family area. And it is from these steps you access up to the back of the home from the garage. As there is no off-street parking at the front of the property, this may prove inconvenient in terms of carrying prams, school bags and shopping. Although this home has the prized northern orientation, the backyard feels small because of the garage and light is somewhat restricted into the home. The luxury of a parents' suite taking up the entire second storey will suit those seeking privacy, although the balcony views were all roofline and disappointing.

Overall, this home has the rooms to satisfy contemporary family living expectations, although it may need some clever renovation thinking but not a lot of money to improve. A quality build in a quality area will almost certainly see strong competition here, especially as currently there are no fully renovated homes on offer in this precinct.

This is a good Gascoigne home appearing to be well built but to a slightly unrefined design. As we have said before Gascoigne homes have three very distinct groups of homes the ¾ size usually with a $2 in front - the full size usually with a $3 in front and the occasional oversize or mansion with a $4 or more in front. 39 Beaver is in between the $2m and $3m home type. It has all the rooms and the floor plan is workmanlike - the fixture and fittings are high quality such as Ilve and Hydronic and the parking is good. But let's start at the rear with the parking which I think best highlights 39 Beaver. Its good, its there, its solid but it's a little bit clumsy in layout - I mean it takes up a chunk of the backyard and the north light when it really doesn't have to. The front rooms are the same - they are the right ones, in the right place but they lack a little flow. I feel a good architect could for a few dollars make this home a lot lighter and in turn it into something more spectacular. I love the Man Cave - could stay there for hours. I like the look down the hallway and upstairs even though its into the roof a bit. Overall really works for me. This is actually a very good home.
