Typical mid-sized period home on the fringe of Gascoigne. Good sized rooms with a simple, comfy and expected floorplan. My main issue was the same as the last sale - indoor to outdoor connection at rear.
The Positives:

  • Location which allows amenity
  • Land size which allows building space.
  • The period feel and blank canvas which means you can do something with it.
  • Flow, light and proportions all work for me except the indoor-outdoor connection.
  • The neither positive or negatives is car space.
The Negatives, the pool and connection to yard due to the slope. Not easily fixable - as gradual terracing isn’t really possible due to yard size. Big decking - balcony type feel - could work – however removes the garden totally.
Despite the land size and location, $3m feels hard to reach… but hey, that combination is sufficiently good so it just might under intense competition and the current lack of stock alternatives.
