34 Foam is a modern single fronted home on the northern side (good side) for light of an east/west (ish) orientated dual occupancy.

Its floor plan is solid, without being overly imaginative for 21st century families:
• Bedrooms at three points - front downstairs, above garage or 2nd level
• Living areas / retreats; 1, 2 or 3 internal - front, rear and above garage - depending on your bedroom requirements and one quality external space.
• Garaging via rear laneway is as close to good as it gets for inner city living on a block of this size.
• Bathrooms and kitchen all work well, laundry a little tight.
• Pool is a modern and a well-placed one - serving a dual role as useable and visual appealing.

There is a feeling a space and this is due mainly to block width being near on 7.5metres.

Design wise I like the finishes and the mood created by them - strong, longer lasting and "Australian/Elwood upmarket" for want of a better description.

The façade, the setbacks, the deciduous vine on the striking courtyard steel - all show considerable thought has been given to light, warmth both now and into the future with regards to neighbourly development. All that is, except for the wood panelled wall from entrance to main living space - which is striking, particularly at night - but which is also a flaw, when the lights have to be on during the day. It is seemingly fixable and possibly the new owner will be making a call the original designer, to ask how parts of the wall could become panels that open to take in the sun at the appropriate times.

Elwood A class - the triple treater - beach, park and Ormond shops all close and as far as overcoming Elwood's weakness - train transport - this is borderline acceptable at 1.5km away. Bus route / private school combo will be another important location factor as to a family or groovy couple (senior or not - need to be active) being the ultimate winning bidder.

We felt they started out of the blocks with an aggressive quote, especially for this market and property type; however, it has since been pared back a tad and let’s hope the owner’s new expectations are better reflected for a sale to take place. The architecture on this home for the most part works and in particular the finishes and landscaping have had serious thought - if the build quality matches that, then combined with its location - this home ticks many boxes for now and for some time to come.
