Position:

There is a lot to like about this little pocket in Malvern, having bought 4 in the street over the journey and many more in surrounding streets.

Why? Price v Access to amenity such as shops, train and tram. Gascoigne is a bit further out and has very few mid sized homes - meaning more money and less amenity. Armadale has the same mid sized homes but their price tag is considerably higher.

Property:

An obvious plus and minus on the land - it's big but has a south rear.

The home itself has a great feel about it - from the façade, to the entrance, to the internal size and flow to the rear.

Being picky, you would notice no garaging and in fact, car parking in its current configuration is tandem - not unusual for this area, but not ideal.

The floor plan works for me with good bedroom separation (master on lower level and children's/guest bedrooms on upper level.) Master ensuite and powder room downstairs with a bathroom serving upstairs is adequate.

The bonus and now in demand more than the out of vogue butlers pantry, is the fully fitted study/office. With more and more people working from home or at least needing the flexibility to do so, this room with its couryard access is a nice plus.

But the highlight for me are the rear living spaces - they work brilliantly for me - the light, despite the orientation, is excellent with the north sun coming in on the wing and despite the level changes (hence red dot rating) most could live with that as they are few and down. Overall, there are really good visuals of the pool from the kitchen - it all works - it all feels good.

I like 32 a lot - for what it is.

Price:

I think the quote is fair as far as a quote goes. It is really all about a down market overall versus a specific lack of supply v demand for these types of homes in this price range.
