On first impressions this two-storey brick home does not knock your socks off, but what brings you here in the first place are the fundamentals, which are hard to fault at this price point. It has a northern rear orientation, which is great for light; the Miller Grove address is very well positioned, close to Kew Junction and with easy access to the city; and the land size of over 800 sqm makes for a spacious backyard. As a home it also offers great five-year flexibility to live in as-is and renovate in time.  The façade is not overly charming but it could be improved in time. A modern family will also find the house somewhat dated internally, yet it could be easily upgraded and possibly further extended up and to the rear. In terms of floorplan layout everything is pretty much in the right place, and it flows well. I like the front rooms, these are a good size and the rear openplan area is quite good. Recent selling history shows good demand for properties in this locale and we would expect reasonable interest here at the quoted price level.
