This is a modern low-maintenance home, situated in a practical yet prime location for Toorak and Malvern family buyers. Although the property is 10 years old and parts of the interior are a little dated, it will appeal to those looking for a contemporary family home, as only cosmetic updates may be needed. Situated in one of Malvern's best streets, with the bonus of Menzies Reserve only a door step away, it is in a quiet area away from the busy shopping strips and train stations but with the convenience of both Toorak Road and Glenferrie Road tram-lines at the end of the street (especially important for teenagers independently travelling to secondary schools). It also has easy access to the Monash freeway. Although on first impressions it appears to be a large townhouse, it works as a family home. Contemporary family living can be accommodated here with multiple indoor and outdoor living areas that are well-separated for adult versus kids zoning and for day versus night entertaining. A large kitchen with walk-in-pantry will suit those who love to entertain, as well as families, as it overlooks the backyard and pool area - important if you have young kids. There is good separation of the master suite from the three other bedrooms, although some may consider remodelling to create a bigger central bathroom or an extra ensuite - particularly if you have teenagers. The underground garage area has plenty of storage, a workshop as well as an area that could become a man cave. However some may find the three levels in this property inconvenient, especially for the old or young members of the family. Although it has a south rear, there is a feeling of space and light in this home, without it being bright and stark. The popularity of these modern low-maintenance properties can be seen at the sale of 3 Leicester Square, Toorak, just across Glenferrie Rd for $3,620,000 after passing in at auction with 2 bidders in October 2012. Those wanting a long term family home in an A-grade address should expect competition.

This home appeals to me a lot more than our rating score would indicate. Technically, yes it has a south-facing rear, multiple levels without a lift and a few other things, but this is actually a really good home. Despite being south facing, for instance, it feels to have good light - not bright, but a nice subdued light. Downstairs has multiple informal and formal living spaces - two inside and two outside. This really works for me. The spaces flow beautifully, with a nice wide living area at rear. A good wide staircase leads up to the bedroom accommodation, and I really like the space and flow upstairs. It has a good set up - like a classy apartment.

There is also excellent indoor and outdoor connection. In addition I like the rear yard with its minimal maintenance. With the garage, you do have to reverse to get out, but it does have additional space. But two flights of stairs might become a drag. There is a park close by, and minimal freeway noise when I was there. It needs a little bit of love - the finishes are basic in the wet areas, for example - but not much. Some big numbers have been achieved in recent sales in this street and this one should be no different. Overall, this is an excellent mid sized Toorak / Malvern offering.
