3 Roseberry Street is a quaint little double fronter ready to move in as is. Nestled nicely into a partial cul-de-sac (meaning limited Hawthorn traffic) close to all things important.

Position: Doesn't get much better than this - Fritsch Holzer Park off this street - walk to Camberwell shops and the cinema. Walk to Glenferrie Road shops and walk to the Glenferrie Road tram spine giving access to schools; Kew to Malvern/Armadale and in between. Walk to Auburn Road Shops and Auburn station into the city. Walk to Swinburne. Outside peak central to freeway network (5 mins by car).

That's the macro - from a micro point of view surrounded by similar homes except to the rear where there is a block of flats (not the best but they are set back and overlooking didn't feel a problem). The zoning is different to your north being general residential not neighbourhood so greater development is a possibility.

Property: The land has a north facing rear, a big tick for light.

Parking is to the rear and is a compromise in that there is a rear laneway which also services the flats. Its configuration is that is only goes to half way along the rear boundary according to the title we were shown - not an issue now as turning in and out is above average due to no fence. This could change if ever the block of flats were redeveloped and reconfigured - you would still have access but from a tighter laneway - seems unlikely as we sit here today - but possible.

Size of land? For me it works if you looked at it as a very big single fronter or it could look a little tight if you looked at is a double fronter (which it is). The land size flows through rooms sizes - meaning they are ok but really minimum with measurements in metres in the low 3's.

The home itself is configured well - good flow through bedrooms to an open rear living area - I particularly like the treatment of the open lounge /study / 2nd living area, that architectural move has reduced any tight corridor feel as you enter.

Upstairs for me is a real oasis for a couple, teenager, guest etc with ensuite. This is a big plus to the home as with some minor configuration downstairs you could have another master and bedroom as well as multiple living areas

Overall the floor plan is very flexible which is a real plus and whilst I agree it's a little dated and clunky in its finishes, a reno would be at your option rather than your necessity

Price: Well who and how many would be interested in buying 3 Roseberry? In my opinion and even in this market - lots of groups could have an eye on this as it is priced well from a quote point of view (and assuming that reflects the vendor's end position). Groups that are interested include singles especially women, entry level couples, whilst it's a bit weak at the moment due to banks, investors would also have some appeal and any families on a budget looking at the nearby schools - as well as downsizers wanting to live in their local area close to everything and able to keep all on one level.

There should be solid competition for this home now in this weaker market, which if true bodes well for the future in stronger markets.

This is a good home with a few compromises, no deal breakers and a bright future.
