At the right price, this home makes sense for a Glen Iris entry point, even if it does look a little tired. This part of Glen Iris is a little bit away from the action, and the shops on Burke Road have never been that exciting for coffee. But Gardiner Station is very walkable and the freeway is 2 minutes away, making it very convenient to most things Melbourne from a transport point of view. From the street the home is dominated by its northerly neighbour. In the backyard there is a slope to deal with, but it is a good size. The house itself is practical, low-maintenance and has a floorplan that flows well and multiple living areas, though the rooms are a little small. But the house is dated - a typical 'spec-home' build, which could be lived with as long as you were paying only for land and a bit. The formula could work if you lived in as is and then either resold, keeping most of your value in the land, or eventually knocked it down to build new. I don't see this as a renovator home, other than touching up.
