This is a good home in a good position ideal for a couple - young or young at heart. It is a not-too-often opportunity to buy a Toorak address with such a convenient position. Proximity to Hawksburn Village, Malvern Rd tram-line and train station coupled with the classy feel inside this home, will appeal to mature buyers. The interior is of a modern, classic style and the finishes are of a quality standard. This is the better one of a pair of 1930’s homes as it is on the north side and has been designed to take advantage of the north and west light in the kitchen /family areas and the east (morning) light in the reception/sitting room in the front. Two separate living areas and bedroom separation over two levels provide floorplan flexibility for guests, work-at-home buyers and smaller families with teenage/adolescent children. There is good security and off- street parking for one car and possibly two. And it these factors which are often missing in single-fronted properties. In fact, this one has an overall large feel. There is a welcoming feel upon entry, luxuriously wide stairs and landing and there is a light and bright feeling overall. The highlight for me is the indoor/outdoor connection in the most often used area in the home – the kitchen/family area to the decked courtyard has a secluded and tranquil feel. Although this home is in a no through road, some buyers may be aware of some train noise. Storage within the home is limited, although there is good roof storage. This is a lock and leave downsizers home. The issue for a downsizer couple to weigh up is the steps up to the entry in relation to the anticipated occupancy term. Is this a ten year option or retirement option? The next question is what price? – the vendor wanted $1,850,000 before Christmas (but has now moved out) against a quote of $1.4m - $1.5m.
