This is a home with universal WOW in facade and presence. Sitting at the top of Ruckers Hill, this landmark property sweeps you off your feet as you stand out the front and it will tug at the heartstrings of many. This fact is undeniable.

Once inside this property however and opinions become polarised. You will either be elevated or firmly plant your feet back on the ground. This home has style and certain rooms and spaces are unique but the floorplan lacks flow and some may feel it is disjointed. Some will see a lot of work to be done to get this home up-to-the-minute, especially in terms of finishes.

The ground floor is quaint and has some classic feeling rooms in the lounge and living/dining areas. Some larger bedrooms offer decent proportions to play with and while there is no ensuite, the floorplan seems to lend itself to possibilities if you have the vision. The upper level is like an artisian world of its own and is bright with some great views over the area. It is definitely quirky (like the whole house) but this is an area that offers a complete zone of living for the young and young-at-heart. As long as you don't mind a few minor level changes this will probably be a standout space for many buyers.

The yard is not big but it is not what you find in inner city either. A chook pen and a huge tree house add further elements of rarity to feel. A garage set up as a useful workshop is conventional and probably will come in handy for the new owners as they add their personal imprint here over time. Will most buyers use this yard or will they re-landscape? The choice is here again if you have the vision.

This property is about the individual value equation for the buyer. It is unique but it may cost money (perhaps lots of money) to bring this property up to modern living expectations if that is what you want. On the other hand, if the feel here is of value then how do you equate the different opinions on price against your long term happiness.
