Normally something joined at the hip in Camberwell (even in a great part of Camberwell) would leave me completely disappointed, especially the older ones in need of a touch up. But despite this, I love what number 26 is all about now and what it can become if the new owner has some vision and a good interior designer.

26 is one of an East/West pair and positioned on the North side of the two, which in many ways makes it superior to a home with a North rear, as the sun is along the building.

Good feel from the front and the identical neighbour adds to the facade and look - not subtract - this is rare.

You have a real feeling of spaciousness from the front car spots to the front door - rear car access as well.

A sense of grandeur upon entering the building - the current format/floor plan is ok but could be improved. The rooms that adjoin the party wall have potential - depending on money - to become a master bedroom for example.

Anyway, past the stairs to the rear, you find the living area and then onto a big backyard with a dated but nonetheless useful pool. This whole area totally works for me as is and can be improved even more with some thought and a small amount of money.

I love this home now - even though it is dated and I love what it can be.

Upstairs - plenty of bedrooms - really good master - good secondary bedrooms and a feeling of space and light.

This is a real home - I think some will see past its shortcomings to its current strengths and those people, even in this market, will present a fight to the eventual winner. 

I think as far as a family home goes (at this price range and location) it has few peers and I think any family will grow up happy here - it's a very good and positive feeling home.
