This is classic Edwardian in a classic estate - perhaps one of Melbourne’s most famous estate for these types of homes and this is one of the better versions.

All on one level which is a big plus however, unfortunately, it is positioned hard on the north side of the block. It would be better if it were positioned on the south side so you can bring some north light in… having said that, I think the architect has done a really good job because in the areas where you really need the light, there is the light. So, there is a lot to like about that.

One question I have is around the build quality - whilst the architecture and appliances and double glazed bespoke windows are great - the flooring is questionable - lightweight flooring over particleboard and the exteriors are extremely light weight - being blue board? I would suggest a building inspection to confirm quality prior to any offer and also understand heating and cooling issues.

I like the feeling and proportions in the rear renovation and the rest of the home feels great – okay, it has a tandem carport but that is fairly normal for these homes. The street is absolutely beautiful - you could argue it’s on the remote side of the Gascoigne (down the Caulfield end), if that’s an issue because you have to walk to the tram before taking another tram to access the Glenferrie Spine then maybe it’s a little bit too far, you probably won’t use the Caulfield Railway station that much because Dandenong Rd tends to be a barrier but it is relatively close.

We have bought a number of properties in these adjacent streets, we really like the area and I feel this is really safe property, it should have a fair bit of interest… towards $4m, circa $4m - I can see it possibly getting there under strong competition.
