This is a big family home with a low maintenance backyard. This fully renovated period home will interest buyers looking to be close to the Gasgoine Estate. It has multiple living areas and plenty of bedrooms which have good separation from the master bedroom. With two bedrooms plus master bedroom downstairs, this home could appeal to smaller families with younger children expecting to utilize the upstairs for guests or when kids reach teenage years and crave their own sanctuary. However, it is more likely to appeal to larger, growing families as there are 6 bedrooms in all. The accommodation and storage needed by large families is here within a practical floorplan but the spaces are all of varying sizes. For instance, the hallway is narrow and the backyard is small relative to the property's capacity and the size of the home overall. And the kitchen/family area is huge and has enough room for two separate sitting areas and a dining area. This area has good visual and physical connection to the backyard although it does not take full advantage of its prized north orientation - removal of the undercover pergola may have limited improvement due to the average ceiling heights. Car access for 3 cars in a tandem arrangement in the driveway is good in terms of numbers (particularly in this narrow street) but the lack of a garage may concern young family buyers in terms of safety and convenience. And, at this price point, it could hold back its value somewhat. Factoring in the cost of a single garage or carport may be an option in this street (STCA) This pretty Edwardian has a warm feel inside, a peaceful and private backyard and good street appeal. Its cul - de- sac location provides easy access to Burke Rd shops, Wattletree Rd tram-line, schools and popular Central Park and Hedgely Dene. It will be interesting to see if this home reaches its target audience or if it requires a series of compromises.
