No question about the Golden Mile address. Block size is smaller but still works OK with possible underground car parking going in off Shandford. The slope of the block needs thought as do the limited water views and how you maximize and preserve them. Plus your northerly neighbour is very close - but it is Brighton Golden Mile. Existing floorplan is a big question mark as it is not an automatic bulldozer -even though I've rated it as land only. So land value towards $4000 per sq metre without water views and $10,000 per sqm for beachfront, which this isn't. Mmmm - how much?
