19 Grange is a grand home (over 700 sqm) on a grand piece of land (0ver 2600 sqm) in a grand precinct (Sackville Ward). The "grand triumvirate" that a top end buyer is looking for and consequently we gave it a grand rating of 830.

The home itself is a combination of period and new, indoors and outdoors, living and sleeping, formal and informal which all nicely interweave to give you are pretty special home.

You can read the brochures to find out all the gizmos, gadgetry and specs and no doubt it is an impressive list of top quality this and top quality that; however you know that without even reading the literature. This home has been built with love to live in - it certainly wasn't built by its current owners for anybody else (although that will be the end result of this campaign).

If I was being picky I would say the bedroom wing is not as grand the rest of the home, but it is still acceptable.

You could argue it lacks a grand period room that one may look for in a mansion - but you could argue that the grand room doesn't have to be period. And at 19 its not, its brand new and it's not really a room. It is the wider part of the outdoor pool and surrounding sheltered space. This centrepiece does on a summer's day take you to another place. It is a piece of architectural craftsmanship, one that can alter your mood through its visual - one that can alter your mood when simply standing in it.

The kitchen is impressive, garaging good without being great but you do have your own private lane and so your not paying for the driveway.

The gardens need some work and a bit more imagination but the bones are there and there is or could be a very private garden to the south viewed from the master bedroom - a sanctuary - a time out for those that buy.

Yes schools, transport and so on all ticks - this is the Sackville ward Kew. And yes this price tag is not a common one for the area, so there is some risk; but circle $10m has been achieved before in this precinct and so whatever is eventually agreed upon will have a few friends from a few previous transactions.

I really like this home last time I bought it for a client (4 bidders) and I hope to continue the love affair by helping somebody else buy this.

19 Grange will provide many a wonderful childhood experience for those lucky enough to grow up here.

This is a true home and a rare bird that is worthy of doing what you have to do rather than want to do when it comes to the pointy end in the near future.
