This is a typical Balwyn formula home - big home, big price, small land. Six months ago these mock Georgians were finding it hard to get out of the blocks. However, today they are moving well at auction and private sale and even off-market; depending of course on price to perceived value. This one is not short on bells and whistles and, being brand new, low-maintenance and with good open living spaces,not to mention being located n the sought-after Balwyn High School zone, is likely to have long term appeal for the typical Balwyn buyer.

This is a home with many pluses. It has well-separated bedrooms and living areas that make it practical for families and extended families. The kitchen is huge and well-appointed, and the master bedroom is large enough to kick around a footy, not to mention the dressing room! However, the south-facing yard is very small, which might concern some buyers - although this is perhaps overcome by the fact that a park is just around the corner. With a series of similar properties being snapped up at a similar price to that quoted here, the question is: what price will it fetch on the day?
