172 Finch St could be a good price buy if you buy it at land value plus a bit for the home. In some ways the home is very good in the way it works around a central living area and takes in the northern light. But the backyard and indoor/outdoor connection has not been maximised to its full potential. It is also perhaps one bedroom short, although a fourth would be possible if you lose the upstairs common room. Ceiling heights are borderline - a little low but they work. However these details are small beer - this is really about the location and what the land can be in 20 years. It's a growth prospect: a long term new home site, with an almost free home in the short to medium term. A winning formula.
