This is a WOW home – an entertainer’s home – but if you take the rose-coloured glasses off, is this your long term beauty? May be and may be not – let’s drill down a little bit more.

Normally a main road would turn me off – but this home didn’t. Firstly, due to its land size you can safely drive in and turn around so as you are never backing out of the driveway and secondly, due to the way it sits on the block the road noise is muffled (a bit, not totally when at the rear). No garaging – is that an issue for you? 

So, let’s go through the PPP’s 

Positional land – it’s a really nice big block – sitting proud on the street – the land and its neighbours are Heritage so at this stage unlikely to have apartments next to you – although will across the road? As a different zoning. Whilst it’s close to everything, you are on a busy road and would you be happy living on one?  

Price: Right now, this home will have more interest than a few months ago – due to the complete lack of stock AND a more upbeat attitude in this early Spring market. Long term, you are buying land that will continue to go ok growth wise and it’s a big block – but in say 5 to 7 years the WOW of this home may well start to fade and then you have a big block on a main road with a dated home.  

Property: This for me is where all the WOW is – the home did have a really good feel about it; front to back and indoor/outdoor, good separation of master from living spaces and from other bedrooms – a real parent oasis. Substantial, well place pool and still room for a good-sized grass area. 

Overall, this is a home that right now should have very strong competition – and so you will be at a premium to other times in the market and this homes life – that’s ok if you know this and still want it.
