17 Manningtree is a bit of a hotchpotch – a home built to fit pyshically with what’s there, rather than a home built to what emotionally some buyers find works. A very good lock and leave and better in many ways than an apartment - as no body corp(?)
Positional Land: its B/C grade Hawthorn due to the industrial type feel of area and increasing numbers of apartment blocks changing the “feel”. Land has slope and most of the yard is at the front and won’t be used.
Property: Having little architectural merit internally – there is no doubt it feels well-built and finished to a good standard. (Subject to building inspection). Stairs a minus – bathrooms a plus.
Price: On market before and failed at a far higher price – it has the façade of a higher price than the quote but really the home size and location means the quote or a bit above is probably where it will finish. The main thing that will get this home the price wanted is the current market upswing and the complete lack of alternatives.
