16 Gordon Street is your classic quirky – little is “normal” about it and the condition is fair.
Let’s not exaggerate its building characteristics however from a maths point of view, a smart reno under $500,000 if you bought this circa $1,900,000 would add up.
Why? Price point is why. It’s currently advertised as entry level and sub $2m and it needs to be to attract buyers. The current floorplan is configured “arse” about excuse my French.
The living needs to be where the bedrooms are and vice versa. Why? So, the living has light and for yard connection – the question then becomes, can you plant or build a fence for some outdoor privacy?
Parking is excellent – and the location being Toorak and near shops is maybe B-Grade Toorak – but overall, it’s A+ Melbourne at this point.
It’s about feel – for me I see it as a project too hard. Do you see it as a good feel home that with some “archi-smarts” to make it what you want and add value.
To be clear – the numbers would add up – the question is do you want the project?
