A relatively short and private street that is virtually a no through road at the western end, Laxdale feels like very comfortable family environs. A great little cut through to Oberwyl Road for families using nearby Hartwell Primary sees them at the school gate in moments and numerous independent schools are in range. Or jump on the tram a couple of blocks away for an easy ride to numerous private schools.

While the street is downward sloping with number 15 towards the lower end, the property sits pretty on the elevated side with wide frontage and a good setback from the front boundary.

The home was built around 1990 and has visually settled into the street with its surrounding mix of newer and period homes. The entrance is inviting with a generous space providing a welcoming flow to the stairs and either side to living space and kitchen at rear.

Generous living areas and the family hub are sensibly positioned to capture sunshine. There really is nothing major to do here, even the yard is a pleasant surprise as it's sensibly landscaped in a way that seems relatively low maintenance yet is planted out in a contemporary manner.

Bedrooms up top don’t have the separation often seen in today’s new builds where a retreat area and kids rooms may sit away a tad from the master suite, this is being picky though, as here three bathrooms upstairs showed great foresight when built 28 years ago. And the extra bedroom downstairs with adjoining bathroom allows flexibility for those that work from home or need extended family accommodation.

Although there are a number of family homes going to auction in Camberwell over the late Feb and early March weekends, this one seems to fit the requirements of both local and overseas family buyers. The block is a good size and has a good feeling and the home is move in ready with an entertainer's backyard so at first look, it ticks multiple boxes for Camberwell and surrounds buyers and should see strong competition.
