The location is Armadale A - no question about the precinct.

The home is all about the period detail and the attention that has been paid to it when restoring - not much from the street due to an overabundance of plants etc meaning you can only get a hint of what is on offer.

But take a closer look at the chimneys, the façade, the slate roof - you can tell from this view that the renovator had a passion and knew what they were doing.

Inside the front rooms are majestic in terms of finishes and proportions. Down a few steps which gives the home a little disconnect and the rear area is very good but not quite as good as the rooms you have just left. These comments are not meant to sound harsh as there are block size limitations. Upstairs is a little tight.

The rear yard could work better for families if the garaging was opened up to be used both as a garage when the car was there and an indoor playroom, rumpus room when the car was not. That way the yard, perhaps with the tree replaced with a more petite one could be grassed and made a bit more child friendly (if thats was you want).

Has been on the market a few times and for me the issue must have been price as quality and location was not in question.

Comment from last sale 2012:

A tale of two thirds is how this home felt in this home, in terms of styles and sections. Although the highly decorative Victorian detail has been retained in the front original rooms, the addition of a european feeling kitchen/family wing seems dated.

The hallway was cut short by the central staircase leading up to the bedrooms in one direction and the 6 steps down to the family area in another direction. This practical disconnect of spaces combined with having a courtyard rather than a backyard, would make this home best suited to families with older kids or a mature couple who often host guests.

Replacing the heavy established gardens with modern planting would open and lighten the feel of this home through the many vistas provided by the thoughtful design. A new coat of paint (to the interior and exterior of the home) would also lift its appeal.

Nonetheless, this is a quality period home which feels a lot bigger than its facade indicates. A double garage with direct connection to the house is a huge bonus in this precinct - which is premium Armadale; situated metres from High St shops and tram-line.
