The PPP's on 15 Bromby are straightforward although the ultimate result will in all likelihood be a tad complicated.

Position - A++ on the macro - its Domain. But B'- in terms of immediate neighbours. So location is about as good as it gets to the parks, CBD etc; whilst the vista as you walk out of your front door is average due to flats and potential on what could be built on the school site.

Property - is A++ in terms of land and access - corner blocks are hard to find and they do allow for excellent car access and some flexibility over how you position the home EXCEPT B- in terms of Bromby as you have some tricky overlays to navigate, which does compromise your freedom on what you can build. Nonetheless with good help, you do have options.

Price - On one hand you have a firm vendor and it has failed to meet the market at auction. On the other hand developer interest will be muffled due to the overlays. So its tricky, but affordable.

In a nutshell the block is rare and desired (long term growth) and the price manageable if Domain in a "biggish" home is your ultimate desired outcome - along this journey will be some stumbles and some frustrations; but the destination now and in the future is about as good as it gets, albeit you will have lighter pockets in the early years of ownership.
