14 Mercer Road is unquestionably one of the sort after grand home "shells" of the year.

The location is crème de la crème Inner Melbourne with regards to all infrastructure proximity; the street is one of Armadale's finest and the land size is in my opinion, optimal for a family home requiring indoor/outdoor space while still maintaining its intimacy and privacy.

The building itself is a blank canvass; actually it's more than that - the Mona Lisa is already ¾ built and near perfect save for weaker garaging and the rear building sleeve being on the northern instead of the optimal southern sidet. The façade, the main entrance and secondary rooms all have the look, the proportion and the flow of a home that upon its completion will be a landmark.

You see these offerings rarely and when you combine that with its universal demand for downsizers - all on one level; young or older families it seems that 14 Mercer is near perfect.

This home for me is a generational home - one that should stay in the family for many, many years to come. It is a classic, a home of immense emotional character. One that will hold its value, even if others don't. Of course you will have to pay a price and there are some "money pit" renoavtions to complete, but.......

Yes I like it. Why wouldn't I and why wouldn't anybody else for that matter -hence the big decisions that you face.
