Solid original 1920's home which has been updated in the past and offers good flexibility for a young family, at this price point. Floor plan is not perfect (bathroom areas are small, rear open plan living area is perhaps a few metres short), but it is very liveable and functions quite well.  First floor room is a bit of a 'nothing' space - it really only serves as a guest bedroom area or a study. That said, it should not be seen in too bad a light as it does not adversely affect ceiling heights below and it is not absolutely needed as part of the home. Fundamentals (which cannot be changed) are very good here - north facing rear (ideal for capturing natural light in to the rear of the house and backyard) good block width and the position is a convenient one (close to High Street / Glenferrie Road trams, Victoria Park and Eglinton Reserve).
