132 Finch St is not so much about the position - though that is excellent: close to transport, Central Park, and Gascoigne estate. It's not really about the building either, which is basically average on all fronts, in that flow is good, security is good, it's all on one level, and has everything a downsizer would want without too much flair. What it is all about is the downsizing single-level phenomenon that swept Armadale and Malvern last year. Several properties quoted around this level ended up well into the $2 millions. Granted they were in Armadale and they did have a bit more zing to them. But the bones here are similar, and you could easily bring some internal zing into this home. The phenomenon I speak of is exemplified by 25 Huntingtower Road, Armadale - it had 5 bidders and sold for $2,350,000. 132 Finch St is not as good, but the concept is similar. It's a rare bird in the Gascoigne and, with the market having some legs at the moment, it's likely this type of offering will not get cheaper.
