This home would sit well in the Gascoigne Estate Malvern East, in Grace Park Hawthorn and in the better parts of Elsternwick (which it borders on). This a home of proportions (excellent ones) and in many ways a blank canvas. With some minor renovations and some homely furniture 13 Trevelyan will transform from a big home into a family home with space.
Not without its lesser loved characteristics; south facing, no garage and opposite a school – however these don’t detract from our overall feelings as they are all fixable or dismissible. The south rear is not as big an issue for light into living spaces, when single level and on a wide block as you have multiple light entry points if you so choose. As well there is room for a garage due to the significant land size and whilst some will find the school opposite an issue and discount the price – those with children attending the school will see it as an issue to apply a premium - you can walk, saving hours per day of travel time.
Position: Trevelyan borders on one of Elsternwick’s two best precincts, with good access to schools, trams, trains, shops and cinemas – what they say in the brochure is true.
Property: We like the floorplan and can see with relative ease and not a lot of money how you can add value emotionally - you can make it into a good family home with one or two minor renos with good furniture but it also has the potential to become a grand family home with some architectural input as the size and bones are there - Ensuite (easy), opening up on wall at end of the hallway (easy and would give greater flow and connection) and some thought into pool placement after a kitchen makeover. Big room size means adding storage is easy. This home has a strong big feel but will become a lot more cosy with the addition of family furniture.
Price: Will end up being above the “norm” for all of Elsternwick, but close the “norm” for the better parts of Elsternwick and with its land size, quality build (subject to building inspection) and opposite the school it could be reasonably assumed this home will attract some interest between the quote and $3 million in this strengthening market, currently devoid of quality family homes. Long term this will grow well with the market.
