As far as townhouses go - this is one of the better ones going around. Some may be turned off by the look from the street or even the street itself, but you are marking harshly - it's a great location to Church St shops, train and cinema. The home is very individual - big open spaces, dramatic and makes best use of the big frontage while managing the shallow depth of the block. The floorplan is a beauty - great for big entertaining but still giving a level of connection for a smaller family or even a couple, not to get lost in. I like the master bedroom to the side and the flow in from the garage and upstairs is far from bland in its layout. Indoor/outdoor is a big tick with the only question mark for me being natural light - because of the size of the rooms and the al fresco it appears to be a little dark in the middle of the house - without lighting. No you can't kick a footy in the backyard as there really isn't any; but what is there  (a courtyard) works for me. 13 Halifax pushes the boundaries architecturally like the granite treads and classy bathrooms upstairs (can you have classy bathrooms?). Good home and seems a reasonable asking price so it should sell Ok.
