12 Suffolk Road is in an appealing street and positioned in a well-regarded family neighbourhood; close to all the schools and as mentioned in the advertising the home is located close to Maling Rd village and Surrey Hills Station - while they are in easy reach, it is Chatham Station and the Union Road village, shops and Coles supermarket that are even closer than that, so plenty of amenities around.

The home itself has an appealing façade, walking through the middle some of it works and some of it not quite as well - average floorplan and some would consider taking off the back and putting on a new box - so some will see a renovation here to make some adjustments.

Rear yard, I really like dimensions flat block here. In fact in many ways its about the land size. One little quirk is that many in the street are of a similar size, however on this side of the street in this part of it, only this and the southern neighbour have a heritage overlay. Meaning the streetscape can change over time

So overall, a family looking to be in the area for some time can live with it as is and make do or look for plans to make some improvements over time or straight away depending what your timeline and budget is.

Interesting one to have a look at in this market and to have a think about considering all those amenities and facilities of this area with a big land size.
