Wow, what a pretty street! First impressions are high as I drove down the street, the trees have come out just in time!

12 Fountaine Avenue is a home that offers a ready to move into home suitable for families of all ages. There is a lot to like here, good bedroom separation; Master Bedroom downstairs and secondary bedrooms upstairs with its own retreat – perfect for teenagers. Multiple living spaces, both formal and informal and a good sized backyard.

While the home is neat and ready to move into, the quality of the fittings and fixture are all just average. Many buyers will look to update this over time. i.e. The driveway, the kitchen, Bathrooms and perhaps enhance the Master Bedrooms by utilising the space of the “study” and create a dressing room and walk in robe.

There are 3 main concerns here:
1. South facing rear; the home is dark in place
2. Privacy; the rear neighbour over looks into the back yard
3. No undercover car parking – being in a heritage overlay you may not be able to achieve this.

While the location is not A Grade Malvern East, Fountaine Ave is still well positioned in terms on convenience; East Malvern train station is approx. 850m, parks, schools and Chadstone shopping centre as well as good access to the Monash Fwy.

All in all, this is a family home that works with good accommodation in a convenient location.
