Behind the pretty Edwardian facade lies a flexible floorplan that will suit a variety of families. Big plus is the master bedroom being on the ground floor - this offers privacy as children grow older. For young families with a baby and perhaps more on the way, the second bedroom downstairs allows for easier monitoring and the bedrooms upstairs offer flexibility as the family grows.

No garage, however off-street parking for two cars is still a win, especially for this pocket of Armadale. Although not within walking distance of the popular High St shopping precinct, it is just metres to the tram-line and in close proximity to Toorak and Armadale train stations. The parks at the end of the street will make up for the small rear for many buyers. The retreat upstairs is a good little kids area that will allow for parents to have better separation downstairs.

Overall, a couple of downsides with the back yard and no garage but outweighed by the good in my opinion. Close to public transport, a tasteful renovation, attractive facade, flexibility in the floorplan and ready to move into - these factors can build an emotional attachment for buyers.
