Good honest family home without being spectacular.

The location is school, tram, shops sensational - all things Scotch Hill (position wise) and all things Grace Park (period flavor) with a 10% to 20% price discount, in most cases.

11 Urquhart is very much "meat and 3 veg" when it comes to excitement - it's a little "plain jane" from the front and I parked at the viewing on top of a speed hump  (hence our Street re-rating, from above average to average)

BUT

it's a deserved 750 ish point rating family home as I really couldn't find a serious fault and the more I looked around the open and the more I considered the package afterwards, the more I really liked it.

This is the quintessential family period home and for those less uppity - she's a bonza mate.

Good and multiple living areas (the main one is excellent for size, location and light), rear yard that works with some slope - bedrooms, especially the master are tight but for most not deal breakers and a garage (if you tell the kids your car is more important).

Who is this for? If you have 2-4 kids of any age and you are a $4million tight budget, like light, living and some yard (sans a few bells and whistles) then come fight time in Mid September (Richard and Campbell mostly avoid pre auction wheeling and dealing) you will be in the mix.

This is all about the location and the competition - you will be up against some serious $3m buyers and this quote and fair and full, however not over the top - you may have seen what this dynamic duo got in Hawthorn West for a similar offering recently.

Not a lot to do - except confirm and ask for a bit more from your bank manager for this pretty unexceptional, but really excellent family home.
