This is a good home overall situated on the periphery of a great precinct and the price expectations should reflect this good average level. The essential elements are here - a brick Edwardian extended to suit the needs of a family on a north facing block with a highly regarded street address. However, this end of the street is not quite befitting of the remainder of the Gascoigne Estate precinct as it is very close to Tooronga Rd. Conversely, it is walking distance to the popular Malvern Primary school. This home has a lovely feel in the gardens (front and back) and has a comfortable feel inside. The floorplan is a practical one with good room sizes downstairs and good storage but most would see a cosmetic update required in the not too distant future. There is good bedroom accommodation here (and good bedroom separation from the master suite) catering equally well for families with older or younger children. However, the upstairs retreat, the backyard and the pool are all on the smaller side and may not suit teenagers. The master bedroom suite however, has a great size and feel with high ceiling heights and period features. Recently, 45 Beaver St, also on the north side and on 678 sqm but needing a renovation, sold by the same agent for just over $2m. Therefore, at the right price, this home could suit the needs of a young growing family well as a 10 year option.
