To me this home is has all the PPP’s working in harmony.
 
Tell me what is wrong with the location at this price point – especially if you have young children. Walking to school and kindergarten makes such a difference.
 
Not only walk to school, but walk to shops, parklands and walk to train and yet you’re not in amongst it so much – except maybe at drop off and pick up – but it’s primary, not secondary, so minor.
 
Good land size – yeah maybe a little wider would be better, but ok for the area and its flat and north orientation. Room to reno – up or back – your choice. Car parking is ok without being stellar – but it is a sub $2m period home and the current parking is therefore acceptable at this price point.
 
The home is plain, one bathroom short – yeah that’s a fair call and but it's also a blank canvas. The garden shows what brains, class and some money can do – apply the same threesome to the home and you will like it a lot – the right paint colour would do wonders for little outlay.
 
Price quote – well it feels low for land size, location and home. This market may work for the buyer, but I would be surprised if there wasn’t competition above where they are talking about now.
