Hard to get excited about this offering - its not bad - its just simply average and everything about it is average. So if this average home in an average position goes for an average price then it should prove in the long term to be an average buy. It is a development possibility as the $3M+ sale in Tormey last year proved the market can bear it for an exceptional finished product and the slope of the block which is not ideal in its current format would lend itself quite easily to underground car parking with lifts and then a level rear yard and possible on a storey above that -sweeping views. Bit of dreaming, if you've got 2.5m+ , then get yourself into Balwyn proper. Alternatively, f you're just starting out and you like this, then buy it at the right price and don't overcapitalise on it unless many others in the street start to rebuild as well.
